Why it matters

Homeowners policies stop at business use

Homeowners and renters policies usually limit coverage for business property kept at home and exclude liability that comes from business activity, like a client injured on a visit.

Depending on the business, a home business endorsement, an in-home business policy or a business owner's policy can fill the gap. I match the coverage to what you do.

  • Business propertyComputers, equipment and inventory kept at home.
  • General liabilityClients or customers injured, or property damaged, by your business.
  • Professional liabilityClaims that your advice or services caused a loss.
  • CyberData breaches involving client information.

What underwriters will ask

Having these ready means I can go to market on the first call. The quote form asks for the same things, and anything you don’t know yet can wait.

Start the Quote Form

  • The business: what you do and how long you've done it.
  • Revenue: annual revenue estimate.
  • Visitors: whether clients or customers come to your home.
  • Property: value of business equipment and inventory at home.
  • Employees: number and payroll, if any.
  • Current policy: your homeowners or renters declarations page.

Where homeowners and renters policies fall short

  • Business property: many homeowners policies cover business property in the home only up to a low limit, commonly $2,500, and less away from home. Laptops, cameras, inventory and equipment can exceed that quickly.
  • Business liability: homeowners liability generally excludes injuries and damage arising from business activities. If a client trips on your front steps on the way to a meeting, coverage may be denied.
  • Inventory and samples: may be limited or excluded.
  • Business income: lost income after a fire or other covered loss isn't covered by homeowners policies.
  • Data and records: loss of business data isn't covered.
  • Professional mistakes and products aren't covered.

Endorsement, in-home policy or BOP

Option 1: home business endorsement

Some insurers offer a home business endorsement on a homeowners policy. It may increase business property limits and add limited liability coverage for certain low-risk businesses with few visitors. It's often the simplest option for small, low-risk businesses, but eligibility and coverage vary.

Option 2: in-home business policy

An in-home business policy provides broader coverage than an endorsement, often including business property, general liability, business income, loss of records, and accounts receivable. It suits small businesses with modest revenue and limited employees.

Option 3: business owner's policy (BOP)

A BOP packages general liability, business property and business income for small businesses, and can be written for a home-based operation. Some businesses outgrow endorsements and in-home policies and need a BOP, especially if they have employees, more inventory or significant client traffic.

Professional, product, cyber and auto exposures

Professional liability

If you provide advice or professional services, general liability won't cover claims that your work caused financial loss. You need errors and omissions (E&O) coverage. See our E&O guide for consultants.

Product liability

If you make or sell products, such as cosmetics, candles, food or crafts, products liability covers injuries or damage caused by those products. Online marketplaces sometimes require sellers above certain sales levels to carry liability insurance. Home food businesses may also need permits; in California, the Cottage Food Operations law allows certain low-risk foods to be made at home with registration or a permit from the local health department: California Department of Public Health – Cottage Food Operations.

Cyber coverage

Home businesses store client data and accept online payments, often on personal devices. Cyber insurance can help with data breach response, ransomware and funds transfer fraud. See our cyber insurance guide.

Auto coverage

Personal auto policies may exclude or limit business use, such as transporting goods, visiting clients regularly, or deliveries. Tell your auto insurer how you use the vehicle. If you have employees running errands in their own vehicles, consider hired and non-owned auto liability. If you drive for rideshare or delivery apps, see our gig driver guide.

Employees, visitors and local rules

Employees and workers' compensation

If you hire employees, even part time, workers' compensation is typically required. In California, any employer with even one employee must carry workers' comp. Independent contractor classification is a complex legal question in California under the ABC test. See our California workers' comp guide.

Clients visiting your home

If clients, students or customers visit, liability exposure rises. Consider:

  • Clear walkways, good lighting and handrails.
  • A business liability policy, not just homeowners.
  • Higher limits and an umbrella. Note that personal umbrella policies generally exclude business activities; a commercial umbrella may be needed.

Local rules, HOAs and leases

Cities often require a business license and may have home occupation permits that limit signage, client visits, employees and parking. HOAs and landlords may restrict home businesses. Check before you start; violations can complicate insurance claims if your policy requires compliance with laws.

Daycare and other high-risk activities

Home daycares, fitness instruction, salons and similar businesses with client contact often face specific exclusions on homeowners policies and may require specialized coverage and licensing. In California, family child care homes are licensed by the Department of Social Services, and state law addresses liability insurance or disclosure for family child care providers. Ask your broker about specialized programs.

Taxes and home office deductions

Home businesses may qualify for home office deductions; the IRS explains the rules in Publication 587: IRS – Business use of your home. Insurance premiums for business coverage may be deductible as business expenses. Consult a tax professional.

Questions

Home-based business insurance, answered

Does homeowners insurance cover a home-based business?

Usually only in a limited way. Many policies cap business property kept at home and exclude liability arising from business activity.

What's the difference between a home business endorsement and a separate policy?

An endorsement adds limited business coverage to your homeowners policy. A separate in-home business policy or business owner's policy provides broader business property and liability coverage.

Do freelancers need professional liability?

If clients rely on your advice, designs or services, professional liability covers claims that your work caused them a financial loss.

Is my business laptop covered?

Possibly only up to a low business property limit on a homeowners policy. Business property coverage raises that limit.

Do I need a BOP for a home business?

It depends on your size and risk. Businesses with employees, inventory or client traffic may need a business owner's policy.

Does my personal umbrella cover my business?

Personal umbrellas generally exclude business activities. A commercial umbrella may be needed.

Do you offer home-based business insurance outside California?

Yes. Clients across the country send the same quote form. Sam Alishahi is licensed in all 50 states and Washington, DC and places policies there directly. The shopping across carriers works the same way. Rules, minimums and markets differ by state — see insurance requirements by state.
